FOUNDATION REPAIR

Restore Strength. Protect Your Home.

Noticing cracks, bowing walls, or uneven floors? These signs could mean your foundation needs attention. Ignoring them can lead to expensive repairs and lower your home’s value.

At Foundation Control by Cut ‘N Dry Waterproofing, we find and fix structural damage so your home has a solid base for years ahead.

Common Foundation Problems We Fix

Homes in Central Indiana face tough conditions. With heavy rain, shifting groundwater, and dense soil, foundations are constantly stressed. Over time, this can lead to cracks, settling, bowing walls, or worse. Finding these problems early makes repairs easier and helps you save money.

If you see any of these signs, it’s a good idea to schedule an inspection:

Early inspections keep repairs simpler and costs lower.

Our Repair Solutions

Every home is unique. After a careful inspection, we choose repairs that address the specific cause. We never use a one-size-fits-all approach.

If a wall starts to move, bow, bulge, or develop wider cracks, we add structural reinforcement using carbon fiber or steel to stabilize it. This helps improve strength and stability.

Many structural problems begin with water. We fix drainage issues around the foundation by installing new systems or adjusting the grading. This prevents water from building up and damaging your home.

To ensure our repairs last, we address both the damage and its underlying cause. We often combine structural repairs with drainage or waterproofing to prevent the issue from coming back.

Long-Term Confidence for Your Foundation Repairs

Long-Term Confidence for Your Foundation Repairs

Foundation repairs help keep your home’s structure stable for the long term. Still, changes in soil, moisture, and changing seasons can affect foundations over time.

The Cut ‘N Dry Annual Protection Plan has four coverage options, so you can pick the level of long-term protection that works for you. Plans range from free protection with a lifetime guarantee against product defects to upgraded options with scheduled inspections and extra system checks.

Depending on the plan you choose, you may receive extended warranties, service discounts, and regular inspections to help ensure your foundation repairs last and perform well.

The Crawlspace & Basement Connection

Your foundation, basement, and crawlspace all work together as a single system. Water on the surface can put pressure on your walls, moisture in the crawlspace can move into the framing, and shifting soil can cause doors to stick or floors to slope. That’s why we look at your entire home and create repairs that work with waterproofing and drainage, so you get lasting results.

The bottom line is that fixing both the damage and its cause, throughout your basement and crawlspace, keeps your foundation strong and your home comfortable.

Structural Problems Start Beneath the Surface

Structural Problems Start Beneath the Surface

Crystal sensed something was off. A musty smell soon led to bigger problems: sagging floors, visible mold, and a crawlspace in need of help.

Structural problems don’t always start with a big crack in the wall. Sometimes they begin with small signs, such as uneven floors or excess moisture in the home.

Once the team inspected the home and explained what needed to be done, they got started.

“I had mold, sagging floors and just an overall smelly crawlspace. Mike was very informative with his initial estimate… When the work started, they were fast, efficient and very professional. They kept me informed during the process and did a WONDERFUL job!!!”

~ Crystal R., Google Review

The team fixed the moisture problems and reinforced the structure under the home. This addressed humidity issues and also restored strength and stability.

Foundation repair is more than fixing concrete and beams. It means solving the real problems that put your home at risk and making sure you feel confident that your house is well-supported.

For Crystal, it was more than just a cleaner crawlspace. It gave her peace of mind.

I am beyond impressed with the work Crawlspace Remediation has done for me. Mike was very informative with his initial estimate. I had mold, sagging floors and just an overall smelly crawlspace. My crawl space was a mess. I hired Crawlspace remediation for the works. They removed old insulation, treated mold, insulated block walls, installed a sump pump, trenched drains, and encapsulated the entire crawl space in thick plastic. Now, my crawl space is immaculate. It's much more appealing to go down there for routine maintenance, since I don't come out covered in mud. I can actually see all of my plumbing and electrical. It makes it much easier to spot plumbing leaks. More importantly, it is clean. Mold is gone, and it stays dry. I don't have to worry about my floors rotting out any longer, or what the mold is doing to the health of my family. They completed the job in a timely manner, exactly as we agreed on in the estimate. Their prices were reasonable. They stayed busy the entire time they were here, with very minimal disruption to the household. Additionally, I pointed out a small issue with billing, and they went above and beyond to make things right. I highly recommend Crawlspace Remediation. They do good work!

Great company. Came out and did a free, very thorough inspection. And we have a pretty LARGE place. They sent us a very detailed quote for the two issues that were discovered in our residence. They also sent us the pictures they had taken during their inspection. Great friendly people to work with!

Note: Some reviews mention our former names, Crawlspace Remediation and Radon Control Services. Both are now part of the Cut ‘N Dry Waterproofing family of services.

Frequently Asked Questions

Foundation repair can feel overwhelming, but it doesn’t have to be. Here are answers to the most common questions Indiana homeowners ask:

Hairline cracks are common, but wider, stair-step, or horizontal cracks should be inspected right away.

Soil that retains water, fluctuating groundwater levels, and poor drainage are the most common causes. When soil alternates between saturated and dried out, it shifts and puts pressure on foundation walls, leading to cracks, bowing walls, or settling over time.

Yes. Soil pressure, freeze-thaw cycles, and water intrusion all cause cracks to widen and walls to weaken if left unaddressed.

In Central Indiana, repeated wet-dry cycles, ongoing soil movement, and freeze-thaw cycles gradually widen cracks and increase wall stress. What starts as a hairline crack can quickly expand (by as much as 20% annually) if water intrusion or soil pressure continues.

Absolutely. Expanding tree root systems can displace soil and disrupt drainage around your foundation, leading to cracking or movement over time.

With proper reinforcement, repairs can offer decades of protection, often supported by transferable warranties.

When water or soil pressure causes damage, we recommend drainage or waterproofing along with structural repair. Addressing both the damage and the cause ensures lasting results.

Yes. Since 2011, we’ve provided no-pressure, no-obligation inspections to help Indiana homeowners make informed decisions.
