Track moisture pathways: seepage lines, elevated relative humidity, unsealed soil, rim-joist gaps, wet/compacted insulation.
Inspect likely growth zones: crawlspace framing, rim joists, cold corners in baths/laundry, and behind finishes along exterior walls.
Verify air movement & ventilation: bath/kitchen fans (vented outside vs. attic), leaky returns/ductwork, make-up air paths, dryer venting.
Note comfort patterns: when/where odors or symptoms appear (after rain, showers, laundry, or cooking), and which rooms are affected.

If testing could impact our approach or if you require documentation for real estate or medical reasons, we’ll collect specific air (IAQ) and/or surface samples. Otherwise, we won’t push tests you don’t need.

Test Only When It Helps

We add targeted air or surface samples if the scope is unclear, hidden growth is suspected, or you require documentation (e.g., real estate, medical). Otherwise, we won’t push tests you don’t need.

Solve (Fix the Cause, Then Support the Air)

Stop moisture at the source. Depending on what we find, this may include exterior and interior drainage upgrades, tying water to a reliable pump, or sealing below-grade spaces. In practice, that often means Crawlspace & Basement Drainage Systems, right-sized Sump Pumps, targeted Foundation Waterproofing, and sealed Crawlspace Repair & Encapsulation. We recommend only what your home actually needs.
Move and clean the air. We vent baths and kitchens to the outside (not the attic), seal leaky returns, and help you choose appropriate filtration so particles don’t recirculate.
Treat the whole home (optional, recommended). After source control, add Air Quality Solutions (CIMR), which provides continuous, in-place reduction of airborne contaminants in occupied spaces.

What is CIMR, and is it safe for homes?

CIMR stands for Continuous Infectious Microbial Reduction, which is a whole-home treatment that continuously reduces airborne mold spores and microbes to low, controlled levels. We install it after moisture is under control and any needed remediation is complete. It’s designed for use in occupied spaces and sized to your home.

Does CIMR replace mold remediation?

No. Visible growth and contaminated materials must be removed (per best practices), and the moisture source fixed. CIMR is the “finishing step” to keep airborne counts lower afterward.

How soon will musty odors improve?

Musty odors often improve quickly once moisture is reduced, sometimes within days. After remediation and dehumidification, and if you choose CIMR, most homes notice steady improvement over the next one to two weeks as materials dry.

Do I need to leave the house while the work is being done?

Inspections, dehumidifier installs, and CIMR installs usually don’t require you to leave. During mold remediation, we isolate the work area with containment; you can typically remain home while avoiding that zone. We’ll let you know if any short exclusions are needed.
